Who I am

I'm not the usual
real estate broker.

I grew up on Via Padova, Milan. Not the Milan of luxury shop windows — the Milan of public housing, shared courtyards and discount supermarkets. At twenty-one I signed a mortgage to protect my family. It wasn't heroic. It was necessary. And in that moment I learned a thing I still carry with me today: when something is necessary, you find a way.

I opened a restaurant at 28, with a wife and a small child. I closed it two years later — the partners had vanished, I was the only one still working and risking. I learned more from that closure than from any course. Then my brother called: "Come on, try real estate." The next day I was on Via Venini in a blue suit, a white shirt and a stack of business cards.

I rang doorbells. I got doors slammed in my face. I marked X on hundreds of sheets. Every X was building something I couldn't even imagine back then. On April 14, 2026 I signed off the press release: "Casavo acquires Casando Agency." My name was on it. Twelve years earlier I didn't have the money to pay a parking fine on Via Venini.

Today I work with operators and owners who want to make the same leap: from operator-owner to actual entrepreneur. Not with motivation, but with systems, data and method. Because if you switch off your phone for two days and your business collapses, you're not an entrepreneur. You're the most overworked, lowest-paid employee in your own shop.

On April 14, 2026 Casavo acquired Casando Agency. Since then I hold the role of Co-Administrator and Commercial Director Italy at Casavo — the European platform redefining the real estate market with technology, data and a business model that has no precedent in Italy.

My focus is to scale the agent network in Italy, integrate Casando's operational know-how into the Casavo structure and build the commercial team that will carry the European growth. It's not a finish line. It's the starting point of something bigger.

In parallel I keep working with operators and owners who want to make the same leap — through advisory, training and the work on my book. Because the market doesn't wait.

The honest version

Italy is one of the world's great places to own — and one of the trickiest to buy in.

Most foreign buyers don't lose money on the wrong dream. They lose it on the parts nobody warned them about. Here's the gap — and how we close it.

What catches buyers out

  • The deed is in Italian; a non-speaker needs a sworn translator at signing.
  • The notary verifies the deed but won't negotiate or vet the building for you.
  • Closing costs run 10–15% over the price — and more on new-builds with VAT.
  • Non-residents often borrow only ~50% loan-to-value, on stricter terms.
  • A charming older home can need €30–60k of work to reach your standard.

I coordinate your tax code, bank account, the preliminary contract (compromesso) and the final deed (rogito) with a vetted notary — attending for you by power of attorney if you can't fly in.

Since 2026, Italy's flat-tax regime for new residents lets qualifying high-net-worth individuals pay a fixed annual amount on all foreign-sourced income, with foreign wealth and inheritance largely outside the net. Milan has become the magnet for this crowd, especially as the UK closed its non-dom regime.

Property is usually the anchor of that move. I help you place the real-estate piece — where to buy, what to buy, and how it fits the relocation — and connect you with vetted tax advisors and immigration lawyers for the rest. I advise on property; I don't pretend to be your tax counsel.

Straight answers

The questions every foreign buyer should ask.

Can foreigners and Americans buy property in Italy? +

Yes. Italy places no blanket restrictions on foreign ownership, and Americans are the single largest group of international buyers. Non-EU buyers may be subject to a reciprocity rule, which the United States satisfies. You'll need an Italian tax code (codice fiscale) and usually an Italian bank account — both of which I help you arrange before you commit.

How much does it really cost on top of the price? +

Plan for roughly 10–15% above the agreed price for purchase taxes, the notary, the agent commission and legal or survey fees. First-home (prima casa) relief can lower the tax, and registration tax is often based on the lower cadastral value rather than the market price. I model your full cost before you make an offer.

Do I need to speak Italian, or be in Italy, to buy? +

No. The preliminary contract and the final deed are executed in Italian, and a non-Italian speaker needs a sworn translator at signing. I represent you on the ground throughout and can close on your behalf via power of attorney, so you don't need to fly in for every step.

Isn't the notary there to protect me? +

Although you choose the notary, by law the notaio is a neutral public officer. They confirm the deed is legally valid and handle the taxes — but they don't negotiate the price, vet the building, or defend your interest. That's exactly the role I play on your side.

Can I get a mortgage as a non-resident? +

Often yes, but Italian banks typically lend up to around 50% loan-to-value to non-residents, on stricter terms. I introduce you to lenders and brokers who actively work with international buyers and structure the timeline so financing never derails the deal.

Can you help me renovate or flip a property? +

Yes — it's one of my specialities. An older property can need €30–60k of work to reach Northern-European or American standards. I commission an independent survey before you sign, manage the geometra, permits and contractors, and build the numbers so a renovation or flip is an investment, not a gamble.
